Massachusetts Mortgage Loan Originator License

The license is required of any person who for compensation or gain or in the expectation of compensation or gain: (i) takes a residential mortgage loan application; or (ii) offers or negotiates terms of a residential mortgage loan.

  1. Step 1

    Credit Report Explanations: Submit a line by line, detailed letter of explanation of all derogatory credit accounts along with proof of payoffs, payment arrangements and evidence of payments made, or evidence of any formal dispute filed (documents must be dated). Accounts to address include, but are not limited to: collections items, charge offs, accounts currently past due, accounts with serious delinquencies in the last 3 years, repossessions, loan modifications, etc. Note: Items regarding bankruptcy, foreclosure actions, outstanding judgments or liens, or delinquent child support payments should be addressed in the Disclosure Explanations section of your Individual Form (MU4). This document should be named Credit Report Explanations – Full Name – Document Creation Date.

  2. Step 2

    Company Sponsorship: A sponsorship request must be submitted by your employer. MA will review and accept or reject the sponsorship request. MA offers an “Approved-Inactive” license status. If you are not currently employed by a mortgage company (or your employer has not yet requested sponsorship on your behalf) and you have completed all requirements for this license, the license may be issued as “Approved-Inactive” until sponsorship by a mortgage company is acquired. While in an “Approved-Inactive” status, you are NOT authorized to conduct business under the authority of the MA Mortgage Loan Originator License.

    Disclosure Question(s): Provide a complete and detailed explanation and document upload (containing official documents as a Supporting File if applicable) for each “Yes” response to Disclosure Questions.

    All Massachusetts licensed Mortgage Loan Originators must be W2 employees.

General information

Who Is Required to have this License? Any natural person who for compensation or gain or in the expectation of compensation or gain: (I) takes a residential mortgage loan application; or (ii) offers or negotiates terms of a residential mortgage loan. Note: Applicable statutory provisions governing the licensing of mortgage loan originator applicants require that applicants demonstrate financial responsibility consistent with General Laws chapter 255F, section 4 and the Division’s regulation 209 CMR 41.04(2)(a). Applicants are encouraged to consider whether they will be able to satisfy these financial responsibility standards prior to submitting a license application as all fees are nonrefundable. Note: Any application approved prior to November 1st of any given year is subject to renewal (including fees) for that year. Pre-licensure Education: Complete 20 hourse of NMLS-approved pre-licensure education (PE) courses. NMLS must indicate you are compliant with this requirements. Note: Massachusetts follows the NMLS PE Expiration Policy. PE generally expires after 3 years of not holding a federal registration, or a license in any jurisdiction. Note: 3 hours of required PE must be instruction on MA specific laws and regulations. These credits will generally expire after 3 years of not holding a Massachusetts MLO license. Massachusetts Division of Banks does not issue paper licenses for this license type.
