Summary
The MPF Program is updating its 2026 Low-Income Areas and Area Median Income (AMI) data effective June 15, 2026. Lenders must use the new data for 80% AMI validation on applicable sub-products, with updates to the eMPF system, FHFA AMI spreadsheet, and Property Demographics Tool.

2026 Low-Income Areas and Area Median Income (AMI) Information
The 2026 Low-Income Areas and 2026 Area Median Income (AMI) information will be available starting Monday, June 15, 2026.
Please take note of the following eMPF® updates:
- Effective Monday, June 15, the 80% AMI validation at funding will begin using the updated 2026 data. This only applies to sub-products with an 80% AMI requirement.
- The FHFA 80 Percent AMI Amounts by County spreadsheet will be updated with a 2026 tab.
- The Property Demographics Tool will be updated to reflect the 2026 data.
