Georgia required documents
Georgia requires mortgage lenders and brokers to provide, in addition to the federal Loan Estimate and Closing Disclosure, the following written disclosures: (1) prior to acceptance of any fee, the amount of the fee, whether it is refundable and the terms for refund, the specific services to be provided for the application fee, and a statement that approval or acceptance into a particular loan program is not guaranteed; (2) at or before settlement, a foreclosure disclosure containing specified language; and (3) for loans involving an unlicensed mortgage loan originator with temporary authority, a disclosure of that temporary authority at application or first disclosure. These disclosures must be acknowledged in writing by the applicant.
