Massachusetts required documents
Massachusetts requires mortgage lenders or brokers to provide legible copies of the mortgage deed, promissory note, and settlement statement at or before closing (940 CMR 8.05(4)). No additional state-specific documents are mandated at application or during the disclosure period beyond federal TILA/RESPA requirements; however, lenders must comply with all applicable state and federal disclosure laws (940 CMR 8.05(1)) and take reasonable steps to communicate material facts in a language understood by the borrower (940 CMR 8.05(3)).
