Virginia requires mortgage lenders to provide a settlement statement and a Reg Z disclosure to the borrower prior to closing (§ 6.2-1615). Additionally, a mortgage broker who also acts as a real estate broker or salesperson must conspicuously provide a specific written disclosure at the time mortgage broker services are first offered, containing the language set forth in § 6.2-1616 C.
