Summary
The MPF Program requires lenders to use the redesigned Fannie Mae/Freddie Mac Uniform Residential Appraisal Report (URAR) for all appraisals completed on or after November 2, 2026. Until that date, existing appraisal forms remain acceptable. The update affects MPF Traditional, Government MBS, and Xtra products, covering conventional and government loans.

MPF Traditional – Redesigned Uniform Residential Appraisal Report (URAR)
The MPF Traditional Selling Guide has been updated to incorporate guidance related to the transition to the redesigned Uniform Residential Appraisal Report (URAR).
Effective for all appraisals completed on or after November 2, 2026, PFIs must ensure that appraisals are reported using the redesigned URAR and applicable appraisal forms. Appraisals must utilize the most current Fannie Mae/Freddie Mac URAR and be completed in strict accordance with the applicable Fannie Mae/Freddie Mac instructions and requirements for each section of the report.

To allow time to implement the new redesigned URAR and until the mandatory implementation date, PFIs must continue to use the appraisal forms outlined in section 7.3 Appraisal Reports (For appraisals completed prior to November 2, 2026).
