MPF Program Upcoming UAD 3.6 and Redesigned URAR Mandate (Update)

Fannie Mae published Lender Letter 2026-08 announcing a temporary policy exception that will allow PFI’s to continue submitting UAD 2.6 through May 19, 2027. While PFIs are encouraged to implement the changes as soon as possible, the temporary policy exception is intended to provide additional time for PFI’s unable to implement the changes necessary to comply with the UAD 3.6 Policy Supplement by November 2, 2026.

PFIs participating in MPF Traditional may take advantage of the extension, and no further action is required. For MPF Xtra, the extension is available to PFIs who are approved as direct Seller/Servicers by Fannie Mae and they should complete the waiver using their own Fannie Mae Seller/Servicer number, PFIs that do not have a Fannie Mae Seller/Servicer should follow instructions in the MPF Guides and contact the MPF Service Center.

MPF Traditional Selling Guide Chapters 2, 4, 5, 6, and 7, and MPF Xtra Selling Guide section 7.1 Uniform Appraisal Dataset (UAD) 3.6 Implementation have been updated to reflect the MPF Program’s implementation dates.
