Legal Description: A Nevada Mortgage Company Branch License is a license issued by the Nevada Division of Mortgage Lending that authorizes a licensed mortgage company to operate an additional office location—other than its principal office—for the purpose of conducting mortgage-related business involving Nevada real property.

Step 1
Qualified Employee: Complete and upload the Designation of Qualified Employee form with required attachments. A Qualified Employee must; • be licensed in good standing as a mortgage loan originator, • be designated by the mortgage company to act on behalf of the mortgage company and to supervise the conduct of the business of the mortgage company and the mortgage loan originators and other staff members employed by the mortgage company at the licensed office, • be present at the licensed office location for which he or she is the qualified employee the majority of the time that the office is open to the public, • provide proof of 24 months verifiable experience in the business of lending money for real estate mortgages within the last 5 years. If the designated Qualified Employee is deemed ineligible or the employment relationship with the licensee is terminated, the licensee must designate a new Qualified Employee within 30 days. Step 2
Local Business License: For Nevada locations, upload a copy of an appropriate municipal business license for the company, if applicable, or a date stamped application for such business license evidencing it has been filed with the municipality. Applicants requiring approval to file for a business license with the local municipality should email the Licensing Unit at mldlicensing@mld.nv.gov with the request.Submitted via: NMLS - Upload under Document Type “Additional Requirements” section of the Company (MU1) Form.
Step 3
Office Lease: Upload a fully executed lease in the company’s name for the office location to be licensed. Leases must be executed by an officer of the company. Note: Additional information concerning the location to be licensed may be requested. Step 4
Branch Manager: This individual will be the Qualified Employee for the MU3 location. The MU2/ MU4 form is required.Submitted via: NMLS

Office Location Pictures: Upload photographs showing the following, • the street address on building, • sign/directory of office number with licensee’s name, • proof of separate locking entrance (door ajar), • the office interior, and office door signage.Submitted via: NMLS - Upload under Document Type “Branch Written Agreement” section of the Branch (MU3) Form.
General information
Who Is Required to Hold a Branch License?
A Mortgage Company Branch License is required for any additional office location—other than the company’s principal office listed on the Company Form (MU1)—from which the company intends to conduct mortgage-related business involving Nevada property.
This includes any branch office that:
• Solicits or originates mortgage loans secured by real property located in Nevada, or
• Conducts any mortgage company activity regulated under NRS Chapter 645B on behalf of the licensed mortgage company.
Note: The branch license must be issued in the same legal name as the mortgage company’s principal office license.
Who Is Not Required to Hold a Branch License?
Entities or locations that fall under the exemptions outlined in NRS 645B.016 and the Mortgage Company License exemptions are not required to obtain a branch license.

Branch License Application Prerequisites
To apply for a Nevada Mortgage Company Branch License, the applicant must:
• Submit a Branch Form (MU3) through the Nationwide Multistate Licensing System (NMLS).
• Designate a Qualified Employee for the branch who:
• Holds an active Nevada Mortgage Loan Originator License in good standing;
• Meets the experience requirements under NRS 645B.020;
• Satisfies the qualifications outlined in NAC 645B.055.
NOTE: A license for a branch office may be issued only in the name in which the mortgage company is license is approved to conduct business at the principal office.
Additional Information
• A separate branch license is required for each individual location conducting regulated mortgage activity on Nevada property.
• The Nevada Division of Mortgage Lending imposes an annual assessment fee for each branch license to cover costs related to the employment of the Division’s Certified Public Accountant and legal services provided by the Nevada Attorney General’s Office. The amount of this fee may vary annually.
