Pennsylvania disclosure requirements
Pennsylvania does not require a state-specific disclosure document for residential mortgage loans beyond federal requirements. However, licensees must disclose broker fees (7 Pa.C.S. § 6122(b)(2)) and, if property insurance is financed, the premium must be disclosed as a separate item on the principal contract document (7 Pa.C.S. § 6122(a)(4)). Credit insurance purchase must be disclosed as optional with written consent (7 Pa.C.S. § 6122(a)(3)).
