New Jersey requires a separate 'New Jersey Disclosures Form' (as described in Bulletin No. 10-17) that lists all applicable origination and settlement fees by category, with totals equal to the GFE blocks, and identifies which fees are refundable. This form must be provided to the borrower within three business days after application or before closing, whichever is earlier. Additionally, lenders must comply with the notice requirements of the New Jersey Home Ownership Security Act (N.J.S.A. 46:10B-26).
