Ohio required documents

At closing, Ohio requires a specific notice (Appendix A to Ohio Admin. Code 109:4-3-23) that must be provided in duplicate, in at least 14-point type, signed and dated by the consumer before signing any other closing document. The supplier must also give a copy of the signed disclosure to the consumer. Additionally, for covered loans, Ohio Rev. Code § 1349.26 requires disclosures (including a 'not required to complete' statement and mortgage warning) at least three business days before consummation, but compliance with federal Regulation Z satisfies this requirement.
