Pennsylvania requires licensees to provide a state-specific disclosure form (prescribed by the Department) to the applicant no later than three business days after application, covering escrow, rate lock, variable rate, prepayment penalty, and negative amortization. Redisclosure is required if information becomes inaccurate. Additionally, licensees must provide copies of all documents the applicant paid for or signed (including loan applications, appraisals, surveys, loan documents, disclosures, fee agreements) and, upon written request, a payoff statement or reinstatement statement within 7 business days.
